Today, we will take a look at one of Dubai’s most prominent and prosperous districts, Dubai Marina, located on the waterfront of the world’s second-largest man-made marina.

Established in 2003, Dubai Marina is still in the stage of active development. When this stage is completed, the district will be able to house 120,000 people. Presently, however, its population does not exceed 90,000 — this means that there is still plenty of free space in case you want to join the community.

One JBR

The first one on our list is the One JBR residential tower designed by Edge and developed by Dubai Properties Group. The project was launched in 2015 and completed in 2020.  The building is located in Jumeirah Beach Residence, a distinguished and vibrant waterfront community bustling with life. The surrounding complex comprises 40 towers overlooking the Persian Gulf.

One JBR is a high-rise residential building of 46 floors featuring apartments with 2–4 bedrooms, plus penthouses with five bedrooms. Residents who choose to acquire penthouses also gain access to private elevators. All units boast panoramic windows and vast balconies with fantastic views of the sea and Dubai, while the ceilings in the living rooms are 10 feet tall.

The floor area of the apartments starts from 1,600 sq ft, while the largest options exceed 3,200 sq ft. The penthouses are double the size of the largest apartments, measuring 6,700 sq ft.

The tower’s ground floor features a parking area. Each apartment comes with two parking spaces.

The building has an adjacent private beach, thus becoming the only one in the neighborhood with direct access to the seafront. In addition to this, residents can enjoy an on-site gym, a spa, various cafés and restaurants, a barbecue area, and a children’s club.

One JBR’s closest neighbors are the Ritz Carlton and Le Royal Meridien hotels. Dubai Marina, the Walk, and the Beach are all within walking distance from the tower — only 5 min on foot. Other attractions situated in the vicinity of the building include Dubai Marina Mall, Calisthenics Park, Roxy Cinemas, and The XL Dubai Club.

Cavalli Tower

A 70-story tower designed by LACASA Architects & Engineering Consultants and being currently developed by DAMAC Properties. It was masterminded by Shaun Killa, the architect who conceived the Museum of the Future. Construction works began in May 2022 and are due to be finished by the end of 2025.

DAMAC offers future residents 485 front-facing apartments with 1–5 bedrooms. Each unit will feature magnificent views of Palm Jumeirah, Ain Dubai, the novel Emaar Beachfront and, of course, the Gulf.

The tower bears its name for a good reason. The interior design will be done by Roberto Cavalli, an Italian fashion designer who owns an eponymous haute couture brand. He is a renowned master of tasteful sophistication and exquisite textures, so the residents are sure to revel in the splendor of the décor.
About the tower

According to the plan, the first four levels will be taken up by the lobby. Apartments situated on levels 4–37 will fall into the Luxury category, while levels 38–47 will be reserved for the Upper Luxury-class housing. Above that, there will be spacious penthouses also known as Flying Villas. The building will also boast enhanced privacy; each floor will house only five units. The floor area of the apartments will range from 900 sq ft to 15,500 sq ft.

At the bottom of the tower, there will be a private artificial beach peppered with restaurants, cafés, shops, supermarkets, and entertainment facilities, all being available exclusively to the residents of the building and its neighbors. Yet another fantastic feature — a communal chillout zone with an infinity pool, garden, and live cooking stations at level 58, almost at the top of the tower. Other amenities include terraces, elite diners, and barbecue zones.

The developers also promise a touch of environmental responsibility — all apartments will be equipped with a hydroponic wall to facilitate in-room gardening.

Palm Jumeirah, Skydive Dubai, Emirates Golf Club, Dubai Media City, and two parks are located nearby. The building is 30 minutes away from DXB and 20 minutes away from DWC.

Liv Marina

A 45-story residential tower designed by Norr Group Consultants International and developed by LIV. Its construction was launched in June 2021. At the moment of writing, the groundwork stage is 100% complete.

The existing 3D renders of the building promise sleek futuristic design cutting right through Dubai’s skyline with a giant LIV logo encrusted at the very top.

LIV offers studios, apartments with 1–3 bedrooms, and penthouses. The proposed floor area ranges from 500 sq ft to 6,700 sq ft. Each unit will provide its residents with panoramic windows and premium European kitchens.

What makes this development stand out is LIV’s focus on physical and mental well-being: the complex will feature indoor and outdoor yoga studios, a fitness center, a library, and convenient workspaces. Besides, there will be a so-called Residents’ Lounge with a Kitchen Area on a large open island and various entertainment facilities such as a gaming room and a barbecue area, all surrounded by lush gardens.

Like One JBR, the tower is five minutes away from the Walk, the Beach, the Emirates, and Montgomerie Golf Clubs. Its closest neighbors are a wide selection of five-star hotels — for instance, Grosvenor House and Le Royal Meridien. The building is also conveniently located near parks, jogging and cycling tracks.

LIV Marina is 22 minutes away from both DWC and DXB.

Marina Gate

A trio of residential and mixed-use towers designed by the Aedas architectural bureau and developed by Select Group. The project was launched in 2014, with Marina I being completed in 2018, Marina II in 2019, and Jumeirah Living Marina Gate in 2020.

The buildings range from 43 to 56 floors in height and contain varying numbers of residencies. Marina I houses 415 units, Marina II — 535 units, Jumeirah Living Marina Gate — 508 units, so a total of 1458 residencies are available. It is worth bearing in mind that the third tower is also a hotel, so some of the apartments are branded and thus not for sale. The offers cover the whole list: there are studios, apartments with 1–5 bedrooms, duplex penthouses, and even villas. The floor area ranges from 540 sq ft to 11,800 sq ft. All three towers are accentuated with contemporary futuristic design and décor.

The buildings are connected by a seven-floor podium that houses waterfront villas and over 50 shops. Walkways for retail outlets and recreation permeate the whole complex, while every tower has its own gym with cutting-edge equipment and a vast temperature-controlled infinity pool. The third tower, Jumeirah Living Marina Gate, also features a tranquil residents’ lounge.

Marina Towers

Also known as Emaar 6, this residential complex of 6 buildings was designed by HOC Canada and developed by Emaar Properties. The construction began in 2001 and was completed in 2003, making it one of the older developments on the list.

Marina Towers has a peculiar architectural feature that makes the complex stand out among its peers. Murjan and Mesk, the tallest buildings of the whole selection, are both crowned with 1,100-ton blooming steel flowers.

The 40-story Murjan, 30-story Al Mass, and 23-story Fairooz take their names after precious stones, while the 40-story Mesk, 27-story Al Yass, and 19-story Anbar are named after Arabic fragrances. In total, the buildings house 1,029 units, which include apartments with 1–5 bedrooms and villas with 3–4 bedrooms. The floor area ranges from 1,020 sq ft to 6,980 sq ft.

Residents benefit from an impressive array of conveniently located shops, cafés, and restaurants. Boat lovers will surely love the fact that the complex has direct access to berths, while parents will get a moment of peace by sending their children to outdoor playgrounds.

The towers are found at the north end of Dubai Marina, virtually facing Sheikh Zayed Road. A 5-minute car drive will take residents to Dubai Harbor, Emirates Hills 2, Dubai Marina Mall, and Skydive Dubai.

Marina Promenade

A multi-building complex developed by Emaar that consists of 6 towers. The construction began in 2005 and was completed in 2008.

The names of all buildings are inspired by famous superyachts: Attessa, Aurora, Beauport, Delphine, Paloma, and Shemara. Quite appropriately, the complex faces Dubai’s Yacht Club.

The floor number ranges from 23 to 39 floors. The buyers are offered apartments with 1–3 bedrooms. All units feature natural stone countertops and integrated kitchen appliances. The floor area ranges from 780 sq ft to 2,000 sq ft.

Residents have access to an on-site gymnasium, swimming pools, squash and badminton courts, library, business lounges, and a daycare center.

JBR Beach, Marina Beach, and a plethora of outlets are located within walking distance from the complex.

Damac Heights

An 86-story residential tower designed by U+A Architects and developed by the already mentioned Damac Properties. The construction began in 2011 and was completed in 2018.

The skyscraper is shaped as an ultramodern cavalry sword, being an instantly recognizable part of the city’s landscape. It is also one of the tallest buildings in Dubai and one that has received significant praise, winning the 2014 International Property Award.

The units on offer are 640 premium apartments with 1–5 bedrooms. The floor area ranges from 830 sq ft to 3,700 sq ft. All units are finished in neutral pastel shades with high-end Art Nouveau materials that create a perfect ambiance for both continuous work and rest.

It is perfect for car owners: the building houses 9-level parking, five levels of which are located in the basement.

Damac Heights features a substantial selection of amenities, including an on-site gym, sauna, steam room, jacuzzi, swimming pool, children's playroom, residents' lounge, and games room. Park Island

Yet another multi-building complex. It was designed by Norr Group Consultants International and developed by Emaar Properties. The construction began in 2005 and was completed in 2010.

The complex consists of four towers ranging from 24 to 28 floors in height: Blakely, Bonaire, Fairfield, and Sanibel. Apartments with 1–3 bedrooms are offered by the developer. The minimum floor area is 700 sq ft, while the largest units measure 3,900 sq ft.

Park Island is rich in conveniences. There are retail outlets and three parks nearby, while the complex itself houses a swimming pool, squash courts, a mini theater, a health club, a gym, a games room, a business center, and vast parking. Not to mention a staggering choice of restaurants right, a pharmacy, and a medical center right at hand.

Silverene Towers

Two towers designed by the world-famous architect Hazel Wong and developed by Palma Holding. The construction began in 2007 and was completed in 2011.

Tower A has 34 floors, Tower B — 25 floors, which house a total of 598 units. This number includes studios, apartments with 1–3 bedrooms, duplexes, and penthouses. Each option has floor-to-ceiling glass panels, built-in wardrobes, and modern finishes. The floor area ranges from 500 sq ft to 10,000 sq ft.

Both buildings are linked by a 4-level podium with numerous retail outlets and a swimming pool for residents only.

The complex provides its inhabitants with a 24,000 sq ft fitness & wellness facility that comprises a functional outdoor zone, an MMA dojo, a nutrition café offering meal plans together with nutritional counseling, a rehabilitation center, and various treatment facilities. Moreover, there are swimming pools for both kids and adults, and a gym in each tower.

Princess Tower

With its height reaching almost 1,400 ft, this tower is none less than the second tallest residential building in the world, losing first place to Central Park Tower in NYC. It was designed by Adnan Saffarini and developed by Tameer Holdings. The construction began in 2005 and was completed in 2015.

One of Dubai’s most recognizable buildings, Princess Tower is located in the northernmost part of Dubai Marina, which is colloquially known as the Tallest Block in the World.

This supertall 101-story skyscraper houses 763 that include apartments with 1–3 bedrooms, duplexes, and penthouses with 4–5 bedrooms. The unit floor area ranges from 860 sq ft to 13,000 sq ft.

Bay Central

A set of three 39-story towers on a single podium, designed by National Engineering Bureau and developed by Select Group. The construction began in 2007 and was completed in 2012.

Out of the trio, West and Central Towers are residential, while East Tower houses the five-star InterContinental Dubai Marina hotel. The first two towers offer a total of 774 units. There are apartments with 1–3 bedrooms available, as well as villas and penthouses. The floor area ranges from 440 sq ft to 4,580 sq ft.

InterContinental Dubai Marina features 328 rooms and acts as a central hub for the residents of the complex. There, they can find an all-day casual restaurant, two specialty restaurants, a lounge and bar placed in the lobby, another bar with outdoor seating, and a large food & beverages area at the roof deck for events and parties.

Marina Diamonds houses a total of 1,300 units that span studios and apartments with 1–2 bedrooms. The floor area ranges from 380 sq ft to 2,000 sq ft. It is worth noting that all units come with 100% freehold ownership and residency permits for their owners.

Elite Residence

A supertall skyscraper designed by Adnan Saffarini and developed by Team Holding. It is the eighth tallest residential building in the world. Its construction began in 2007 and was completed in 2012.

Elite Residence has 92 floors, 76 of which are reserved for housing. A total of 703 units span modern apartments with 1–4 bedrooms and penthouses with 3–4 bedrooms. The floor area ranges from 740 sq ft to 6,100 sq ft.

Residents can enjoy two outdoor and one indoor swimming pools for both children and adults, spas, various recreation areas, health clubs, a business center, a gym, a tennis court, a sauna, and a jacuzzi. They also have 8-level private parking for 788 cars at their disposal.

Manchester Tower

Like Emaar 6, this building is one of the earlier additions to the Dubai Marina landscape. The construction of this residential tower, designed by National Engineering Bureau and developed by Manchester Properties, was completed in 2007.

The 30-story Manchester Tower features 336 units that include studios and apartments with 1–3 bedrooms. The floor area ranges from 340 sq ft to 1,390 sq ft.

The building’s roof houses a gym and a swimming pool. Below, the architects placed underground parking, a children’s playground, a barbecue area, and a cafeteria, all neatly situated within carefully landscaped surroundings.

Manchester Tower’s location is quite convenient when it comes to infrastructure, being close to several parks, supermarkets, large convenience shops, and fitness centers. It is also several minutes away from Bluewaters Island, the home of Ain Dubai, Jumeirah Beach, Dubai Media City, and Dubai Internet City.

It is worth mentioning, however, that the parking is for residents only and has no spaces available for visitors.

DEC Towers

This residential complex of two towers was developed by Dheeraj & East Coast. The construction began in 2005 and was completed in 2009.

DEC Tower 1 has 21 floors, while DEC Tower 2 has 26 floors. Much like the other complexes on this list, the buildings here are linked by a 5-level podium. The developer offers studios and apartments with 1–3 bedrooms, the total number of which reaches 417 units. The floor area ranges from 500 sq ft to 1,900 sq ft.

The ground floor houses 12 retail outlets, as well as a daycare center, a gym, an ample swimming pool, tennis and squash courts, outdoor jogging tracks, and a room dedicated to billiards.

Once again, the parking is for residents only too and there are no available spaces for visitors. Each unit comes with one parking space.

Close by, you can find Dubai Marina Mall, the Beach, and Aqua Fun, the world’s largest inflatable aqua park.

Marina Pinnacle

Also known as Tiger Building, this residential tower was designed by National Engineering Bureau and developed by Tiger Properties in collaboration with Emaar Properties. The construction began in 2004 and was completed in 2011

This skyscraper reaches 73 floors in height, which are further divided into three categories: commercial, residential, and entertainment. The residential section houses a total of 844 units, all of which are apartments with 1–3 bedrooms. The floor area ranges from 750 sq ft to 1,200 sq ft.

Residents have the benefit of indoor and outdoor temperature-controlled swimming pools for both adults and children, a fully-equipped gym, a sauna, a jacuzzi, and a steam room. In addition, there are areas dedicated to billiards, table tennis, and video games.

Studio One Tower

A residential tower developed by Select Group. The construction began in 2016 and was completed in 2019.

Altogether, there are 31 floors that house 410 units. Those include studios and apartments with 1–2 bedrooms. The floor area ranges from 350 sq ft to 3,500 sq ft. The selling point of this tower is its spacious layouts and subtle interior design that emphasizes ergonomics and minimalism.

On the ground floor, there is a pool deck overlooking Dubai Marina, an ultramodern fitness center with cardio and weight equipment, a sauna, and a steam room. The podium also contains shops, restaurants, and cafés.
